A few thoughtful details for your home’s next owners
Fill in what applies, save or print, and hand it over at closing.
Congratulations on your sale. Passing along a few practical details makes the transition smooth and leaves a lasting first impression. Check off what you’ll include and jot a quick note where helpful.
1Documents and warranties
- Manuals and warranty info for appliances, HVAC and other systems
- Contact info for the HOA board and upcoming meetings
- Memberships that transfer with the property
2Home entry
- Garage door openers, keypad codes and reset instructions
- Keys for doors, mailbox and storage; rekey doors and reset keyless codes
- Smart home security or camera app removed from your phone
3Home interior
- Location of main water shutoff, secondary valves and electrical panel
- Security system company, codes and reset instructions
- Smart home features and how to operate them
- Paint colors and brands, by room
- Less-obvious switches (attic fan, dimmers, exterior lights)
- History of the home, old photos or blueprints
- Unique features (built-in sound system, intercom)
- Internet provider and Wi-Fi router setup
4Home exterior
- Location of the gas and electric meters
- Pool, irrigation, sprinkler or exterior lighting service info
- Seasonal plantings, garden spots and holiday light outlets
5Utilities and maintenance
- Contact info for all utilities
- Landscaper, cleaning service and other regular providers
- HVAC install date and service schedule
- Trash and recycling pickup schedule and provider
6Neighborhood and community
- Special features of the neighborhood
- Favorite local spots: trails, parks, cafes or restaurants
7Items to consider leaving
Check with the new owners first, but they often appreciate these:
- Leftover tile, flooring, hardscaping material or roof shingles
- Spare bulbs or filters for furnace or fridge
- Leftover paint, labeled by room
Before you go
Forward your mail and schedule a final cleaning after you vacate. A bag of local coffee and a short welcome note on the counter goes a long way toward making the new owners feel great about their decision.
